The extreme ground plan (100 / 20 m) of the construction site along the Schnellbahn (urban railway) puts urbanistic demands of differentiation / structuring on the building, among other things in order to reflect the heterogeneous functional mix (kindergarten, supermarket, offices, apartments).

Street-side compact façade with staggered loggias (residential); As a reaction to the rail track side and its accompanying greenery, it has a ridge construction with intersecting light wells / aerated spaces / terraces. Excellent lighting, organisation and orientation potential on the office floors (combined zones) through light wells. Three street-side staircases create connections for the entire building. Open pergolas on the residential floors with extended communication zones.
